For Greater Cleveland property owners

Section 8 Landlord Services in Cleveland, OH

Section 8 pays on time, every month. The paperwork is why most owners never start — so we carry it, and you sign twice.

Rent Finder Cleveland handles the Housing Choice Voucher process for property owners in Greater Cleveland: we list the unit, screen inquiries, run showings in person, file the RFTA with CMHA, schedule and attend the inspection, and carry it through to a signed HAP contract. Placement costs one month's rent, charged only after a tenant is placed. Inspection attendance is $100. Ongoing management is 5% of monthly rent while the unit is rented.

Housing Choice Voucher rent is paid by the housing authority on a set schedule, which is why owners who use it tend to keep using it. The reason most owners never start is the process in between: the Request for Tenancy Approval, the inspection, the HAP contract, and the waiting in between each one.

We do that part. You sign a leasing permit so we can act for you, and later you sign the lease and the HAP contract. Everything between those two signatures is ours — and if the placement never happens, there is no fee to pay.

Frequently asked questions

What does it cost to have you place a Section 8 tenant?
One month's rent, and it is charged only after a tenant is actually placed and the HAP contract is signed. If the placement never happens, you pay nothing. The only thing you sign up front is a leasing permit, which is what lets us act for you with CMHA.
I already found a tenant. Can you just handle the paperwork?
Yes. We can file the Request for Tenancy Approval, follow it through the housing authority, and schedule the inspection. Attending the inspection and sending you the written report is $100. If you would rather attend it yourself, you can — you only pay if we go.
What does ongoing management cover, and what does it cost?
5% of monthly rent, charged only while the unit is rented. That covers tenant communication, collecting rent or routing it straight to you, taking work orders, and getting repair estimates back to you inside 24 hours.
What if the unit fails inspection?
A failed inspection is a delay, not a dead end. Send us the report and we return a free, itemized estimate inside 24 hours. Nothing gets repaired without your approval first.
Where do you work?
Greater Cleveland — Cuyahoga County, where CMHA is the housing authority. That includes Cleveland, East Cleveland, Euclid, Parma, Lakewood, Cleveland Heights, Shaker Heights and the surrounding suburbs.
Do I have to accept Housing Choice Vouchers?
Whether an owner may decline a voucher depends on local law, and the rules differ between Ohio as a whole and individual cities. Check the current ordinance for the municipality your property sits in, or ask us and we will point you to it. What we can say is that owners who do participate get rent paid on a set schedule by the housing authority.
